My wife and I were first-time homebuyers, and Bob helped us through the process every step of the way. It didn't matter that our price range was on the low side, given the LA market - Bob treated us like VIP clients the whole way through. He worked with us for over four months, sending us listings every week, going out with us to see several each Saturday or Sunday, always with a smile on his face and the most helpful advice. I was concerned that he might lose patience with us, because we were very particular about what we wanted, but he made it a point to make sure we knew that we were the customers, and that we called the shots about this very important purchase. That said, he protected us from a couple of potentially bad decisions. He actually steered us away from a couple of places with higher listing prices (and therefore higher commissions) than what we eventually bought, because, in his words, they were "money pits" that would cost us too much in remodeling, etc. When we finally found the perfect place, Bob knew just how to close the deal and helped us with every step, from the initial bid to renegotiations for repair costs to working with escrow. And we ended up getting a very good deal on this place - it's now worth considerably more than what we paid! Bob was friendly and humorous the whole way through, and he ultimately made what could be a stressful process a really enjoyable experience. Thanks, Bob!
This man even became a friend! He was very much available to me and so quick to answer to all our questions. We were out of the country buyers and it didn't matter to him if the hassle for that was going to be more complicate. To the lady before me talking about the money, Bob never once talked about it as an issue. She probably didn't like his new-yorker humor... ah we loved it! Anyway, most important is the professional aspect and for that issue, NO PROBLEMS AT ALL. You can trust him to represent you for all you buying needs.
You could not ask for a better deal maker. In this day and age of the internet and Redfin, we don't necessarily need a broker to find us properties. Bob, however, did find me my dream home. His advice on the buying strategy was out of this world. He convinced the seller and his agent to accept my offer before the open house. The seller had three other offers before the open house, but Bob sold them on me by putting together a full package including my resume to convince them that I was a serious buyer who would be able to close with no issues. The open house came and the seller received 10 backup offers. If he hadn't advised me on the strategy we used, I would have been in the middle of a bidding war on the house. And to cap it off, the accepted offer was below their listing price. Bob knows the West LA market very well, but much more importantly, is one of the best salesman I've ever met. When you are negotiating, you would not want him on the other side.
I hope your holidays were beautiful and the New Year has started nicely for you. I wish to thank both of you for helping Carl and I find a beautiful home for our family. We needed to work on a budget yet we wanted something nice. We found it with your patience and support throughout the process. I loved the way you took time to show us each category and price range. You showed us houses, townhomes, and condos. We were able to see what we could get for our money and what city or area we could get for the price we offered. You have a wonderful "eye" to see the flaws and good points of a place, and we really appreciate that knowledge. Thank you too for our homecoming gifts, that was a personal touch. May God bless you and your family always. Sincerely, Christina & Carl Holkirk
Robert Schmalz West Los Angeles Real Estate Group Keller Williams of Santa Monica Santa Monica, Ca. 90405 Dear Bob: Thank you so much for your assistance in buying a home. I was not sure if the purchase of a Home would be in my best interest this late in my life, but now after having moved in…it is a great feeling. Being a first time buyer, I would like to share some of my experiences. It is always fun to watch HGTV and see how simple it is to buy a home. And I thought, well that is not that difficult….Man was I wrong. Many of my homeowner friends told me all the weird things they encountered, but I believe my home purchase topped it all. -And in the midst of it - Bob ….by my side every step of the way…calming me down when angry, motivating when frustrated, happy hour when celebrating. He cared as I have never experienced before, ask and you shall receive. Here is the thought process that led to the biggest purchase of my life. There is probably no better time to buy then now. Will the market drop further? Maybe. However, by the time you decide the market could be on the way up again. Why buy and not rent again? Rent would be close to the same amount of the mortgage without the benefits. How did I pick Bob to be my realtor? I interviewed a handful of real estate agents, and Bob was interested in me as a person, not just a client. Over the entire “buying process", handling my requests to see property on short notice...and I mean short notice (sometimes within a few hours), working closely with the seller's broker, mortgage broker, bank, escrow, Bob was there to assist and handle it. Bob was reachable for me at any time and his communication was immaculate. We exchanged emails and text messages until late into the night. Especially as a first time buyer, you need someone that you can trust, someone with integrity. It is a scary and stressful undertaking when you buy. Bob was able to make that process smooth and handled any emotional difficulties well. I doubt anyone else could have handled it any better. Thanks Bob. With great appreciation, Heinz Schulmeister
We are not the easiest clients to satisfy, being we are both very particular as to the type of home we wanted to purchase. We really appreciated your kindness, knowledge, and understanding of our wishes in helping us to find the best possible residence. We had dealt with several real estate agents before meeting you, and it was obvious to us that you were one of the few who really knew his stuff. Real estate law can be complicated, and it was reassuring to find someone who not only knows the law, but also knows the ins and outs of the industry. You were great at understanding our needs and desires, even when it was difficult for us to state verbally the type of residence we were looking to purchase. After viewing several residences, it became apparent to you what we liked in a home and you steered us in the right direction. You helped us every step of the way from showing us the best homes, explaining the industry and the laws, advising us on making an acceptable bid, getting us through the paperwork, and taking care of all the little details. We will highly recommend you to any of our friends or acquaintances who wish to purchase a home in the future. Thank you once again for your help, and we hope to see you sometime in the future. Sincerely, Lawrence Serbin Yulia Nizovtseva
