Running from Brentwood on the East, to the ocean on the west, the Pacific Palisades includes the Santa Monica Mountains and runs along the coast between Santa Monica on the south and Malibu in the north. Pacific Coast Highway runs North and South forming the western boundary, while Sunset Boulevard runs east and west directly through the heart of The Palisades.
It has three distinct communities; the bluffs, the highlands, and the coast. The bluffs run along the ocean and feature the central hub of the “Palisades Village”. Sitting high along the coast, they command fantastic views of the coastline. The highlands are in the Santa Monica Mountains, and have the highest elevation of all three areas, featuring fantastic city and ocean views. Finally, the coast, nestled directly next to the Pacific ocean, is a seaside community with a distinct quality of life that is different from the rest of the Pacific Palisades
The lifestyle in the Palisades is as a combination between those of Santa Monica and Malibu, their neighbors to the north and south. The housing market is approximately 70% single family homes. The remaining 30% is made up mostly of Townhomes, with a small percentage of condos. Townhomes start around $500K and go up over $2M, while single family homes start around $1.25M and go as high as the mountains that make up the Palisades.
Although the Palisades have some of their own shops and restaurants, if you live there you will be doing most of your shopping in the neighboring communitites of Santa Monica and Malibu, which are 10 and 15 minutes from Pacific Palisades, respectively. To venture into Westwood and Beverly Hills will take you 20 and 30 minutes respectively. The Palisades is a family community, where life revolving around your home. Because of this atmosphere, the area boasts great public schools along with a host of private schools. There are numerous houses of worship, covering all religions, as well as a few hippie communes left over from the 60’s up in the mountains.
