So What Is A Short Sale?

So many people throw this word around. They want to buy a  Short Sale Santa Monica House or a Short Sale Brentwood Condo and when I ask do you really know what that is and they look at me puzzled and then confess no. I will give you a short description of a short sale, for more details take this link  All About Short Sales  .

Simply put it is when a homeowner finds themselves no longer able to meet the costs of the house and the market value is less than the amount owed.They put the house up for sale as a Short Sale and when they get the highest offer the market will bring they submit it to the bank along with their financials to show that they cannot afford the house.

The bank will then do their inspections and appraisal of the house and run the financials of the seller. They usually take quite a while before they answer if they agree with the financial condition of the owner and if the offer is high enough to accept.

The main difference to a normal sale is that the contract the buyer and seller signed needs to be approved by the bank and the bank can cancel the contract by not accepting the offer or the financial condition of the seller.
