Title Search Process Simplified — You Pay For It, Do You Know The Process?

In the past two weeks I have had two clients one buying a Santa Monica House and the other a Brentwood Condominium who asked me what does it mean to do a Title Search, what is the process?

  1. Customer Service verifies legal property description & how title to real property is held
  2. Preliminary order & title search are opened
  3. Preliminary search of real property is done
  4. Title search examines real property records, general index records & tax records
  5. Examiner reviews complete search package & writes preliminary report
  6. Data processor enters preliminary title information into computer & prepares preliminary report
  7. Messenger service delivers prelims to escrow & lenders
  8. New documents, demands & statement of information submitted to title company
  9. Escrow authorizes recording of new documents in the transaction
  10. Documents are recorded, confirmation of recording is received & liens of record are paid off
  11. Title officer writes title policies
  12. Data processor prepares final title policies
  13. Title policies released to client

Pre-Lit Christmas Tree — We Have Arrived — Take A Moment — Take A Look

I am guilty as charged I was getting into the Christmas season and spirit earlier then even the retailers. Now to give full disclosure I do not follow the religious aspects of Christmas, but what it stands for and it’s traditions one does not have to follow the religion to follow this wonderful season. Well I have to tell you it was knocked right out of me this morning as I was traveling to my favorite coffee hang.

As I was driving, it seems overnight, a store I pass every day was gleaming with Christmas trees all lit up and sparkling with snow scenes it was kind of nice because it fit in where my head was anyway. Then I saw this bright sign in the middle of the window PRE-LIT CHRISTMAS TREES. I continued driving for about 5 minutes before it really sunk in, and I asked myself what are they talking about, Pre Lit Christmas Trees?, this really seemed outrageous.

Why am I writing about Christmas Trees? What does this have to do with Real Estate? …  Economies of the Old World; Italy, Spain, Greece and France are in financial turmoil. Iran nuclear state!!! Israel going to bomb? The middle east Spring,,, Obama Care .. Our economy and unemployment giving way to riots in the streets? So why do I write about Christmas Trees…. I am not sure.

Maybe it has something to do with the ridiculous state of the Real Estate Market, the attitudes, cruelty and selfishness of people and all the terrible things happening in the world that I wanted to escape into the Christmas season before Thanksgiving. Then to look at PRE-LIT CHRISTMAS TREES I know a few people are ready to come back and shake the world back to time where we can think clearer and have values and traditions. Think of Bing Crosby, James Stewart , Nat King Cole , to name a few that would just love to be able to bring home that great tree and just plug it in. It just really blows me away because it says so much more than just buying a pre lit tree.. Stop and think of so many things that have changed that we have arrived at this.

MARKET STATISTICS FOR BRENTWOOD, PACIFIC PALISADES & SANTA MONICA HOUSES; 10/14-31/2011

Good morning, please find below the market statistics for Pacific Palisades, Brentwood and Santa Monica Houses. As we can see sales of Brentwood Houses have picked up considerably and distressed Santa Monica, Brentwood and Pacific Palisades Houses have remained very small.

West Los Angeles Real Estate Group has seen a pickup in the demand of Santa Monica Condos in the $600,000 to $800,000 range. Buyers seem to be starting to notice those enticing interest rates that have remained low. Last week we had a qualified buyer secure a conforming loan for 30 year fixed , no points at 4 1/8%.

SANTA MONICA, PACIFIC PALISADES & BRENTWOOD REAL ESTATE MARKET STATISTICS

Here are this weeks numbers for West LA Real Estate Group’s market, Brentwood, Pacific Palisades and Santa Monica Real Estate Homes.

It shows the active and sales for the past 4 weeks in these key areas of the West SIde of Los Angeles and as I have been telling my clients this prime area has not been hit hard with a lot of distressed houses. This does not mean the areas has not been effected by the economic turndown and Real Estate Market collapse.

On the contrary I think the better deals are hear dealing with individuals and not banks. Unlike individual homeowners there is no emotions with a bank and they do there homework to see what the market value should be. So they are not giving anything away.

MARKET ACTIVITY FOR PACIFIC PALISADES, SANTA MONICA AND BRENTWOOD REAL ESTATE

Well we are now officially in the 4th quarter of 2011 and for many of us we already know what the quarter looks like. The market my company, West Los Angeles Real Estate Group, specializes in Brentwood, Pacific Palisades and Santa Monica Real Estate continues to be a micro-economic proposition. Santa Monica Houses are a neighborhood to neighborhood market with the differences from fast selling to slow and large inventory to small changing from one to the other. Pacific Palisades and Santa Monica Houses are showing the same fluctuations and I do not see this changing in the near future. Pacific Palisades Homes and the market there in general got hit the most during this down market and really good deals can be had. I also feel that Pacific Palisades Real Estate will rise the quickest when the market turns.
