FORECLOSURES OVERPRICED? COMPARING WEST LA MARKET TO LAS VEGAS

As many of you know I have posted in my Foreclosure and Short Sales sections many homes that represent true values for those willing to go through the difficult transaction stages that distressed sales demand.

I had posted a super condo deal; 2 bedroom/ 2 baths 1581 Sq FT in West LA – $479,000. I received a comment from one of my readers and I felt that I should share it with you… Let me know what you think

“Let me know when it drops to 250-275 thousand! That’s all its really worth….and even that is pushing it. Just my opinion. Half a Mill for an 1980′s apartment…I don’t think so. Can buy a 5 bedroom 3 bath 2 car garage mansion with swimming pool in Las Vegas for that much…which I have been giving serious thought to. Everything here in LA is still way overpriced.”

MY ANSWER
A lot of what you are saying is true and lot isnt. First we need to compare apples to apples not apples to oranges. If you can afford a Mercedes most people would buy the Mercedes over the Nissan Sentra. If you can afford to go for Lobster at the Palm you would rather go there than McDonalds. I know you wise guys will jump in and say I love McDonalds. You cannot compare a house on the West Side of Los Angeles with one in Vegas or one in Peoria. Do you want to take an E ticket ride or are you going to choose the A ticket Rotating Tea Cups. So if where you live is no concern to you,you are 100% correct. If you plan to pack up and move of course you shouldnt buy a house on the West Side.
Over priced is not the correct word, more expensive than Vegas yes. You hate LA dont buy the E ticket and you get out of town. Love LA, and there are plenty that do, pay the best price you can for the E ticket and get on. We were overpriced and the bubble burst bringing houses in relation to where you live into an affordable range. The affordability index is reaching more and more people in the LA region, showing we are heading in the right direction.
So the question is are you going to call me so we can find that right house for you where you want to live, namely here in LA (:0)
