DO YOU REALLY NEED TO BID HIGHER THEN LIST PRICE TO GET THE HOUSE YOU WANT

There has been a lot of talk of bidding wars here on the west side of LA and that all houses are selling for over asking. Many buyers agents are telling there client that they have to make cash offers , have no inspection contingencies, no loan contingencies along with other gifts to the seller to have there bid accepted. Is this true???  Some times and I stress sometimes. Oh and of course not all houses are having bidding wars. 
Should you be buying a house for over asking price? The better question is was the house priced below the market value to solicit multiple offers? If yes then maybe you should buy reasonably over list. The broker you hire to represent you should do a full market evaluation and present what he feels the house is worth.
                                    
As the Real Estate broker for my company, West LA Real Estate Group, I will never let my buyer client make any offer that limits there rights to inspect the property and make sure they receive all disclosures from the seller. At no time should you ever enter a bid that releases these safe guards, better you release your buyers agent.
